What to look for when inspecting a home

Open home inspections go by quickly. Use this checklist to ensure you don't miss anything important. Remember, a professional building inspection is still essential before purchasing.

Structure & Exterior

Check for cracks in walls, foundation, and brickwork
Look for signs of movement or settling
Inspect the roof for damage, rust, or missing tiles
Check gutters and downpipes
Look at the condition of fences and retaining walls
Assess driveway and paths for cracks

Plumbing

Turn on all taps and check water pressure
Look under sinks for leaks or water damage
Flush toilets to check they work properly
Check hot water system age and condition
Look for signs of rising damp
Inspect ceiling for water stains

Electrical

Test light switches and power points
Check the switchboard - is it modern or old?
Look for exposed wiring
Count power points in each room
Check if there's solar and its condition
Ask about electrical certificate of compliance

Climate Control

Test air conditioning units
Check ceiling fans work
Look for insulation in roof space
Assess natural ventilation
Check for draft seals on doors/windows
Note sun orientation for natural heating/cooling

Interior
