Auction Day Survival Guide

Insider tips to win at auction without overpaying

Before Auction Day

Get finance pre-approval (unconditional is best)
Complete building and pest inspections
Have your solicitor review the contract
Research recent comparable sales
Set your absolute maximum budget and stick to it
Attend other auctions to understand the process
Register as a bidder before auction day
Bring ID and your chequebook or bank transfer details

On the Day

Arrive Early

Get there 15-20 minutes before to settle your nerves and scope out the competition.

Know Your Limit

Write your maximum bid on your hand. When you hit it, walk away. Emotion is your enemy.

Bid Confidently

Clear, decisive bids show you're serious. Hesitation can encourage other bidders.

Watch the Reserve

The property isn't sold until it reaches reserve. The auctioneer will announce when it's "on the market".

Bidding Strategies

1Start strong with a solid opening bid to intimidate competition
2Or wait and enter late to assess the competition first
3Use odd numbers ($1,003,500 instead of $1,000,000) to throw off other bidders
4Maintain eye contact with the auctioneer
5Don't show excitement or anxiety
6If passed in, you have first right to negotiate
